Four (4) buildings located at the Main Campus • Megastructure Building • Clara Dasher Student Center • Center for Technology • Physical Education Building, Child Day Care, and Dance Studio 1. Test, inspection, and repair service should be performed by certified and factory trained personnel only. 2. Test and Inspection should cover all equipment, its components, and all peripheral devices. 3. The final Test and Inspection Report should be submitted to the Facilities Management Department. The report should reflect the condition of all inspected devices and any deficiency which may be found during the inspection. 4. The Contractor should follow up the Test and Inspection Report and correct any deficiencies found. 5. Bid for any malfunctioning parts or components replacement, NOT covered by this contract, must be submitted to Facilities Management Department, within twenty-four (24) hours period, in writing indicating the required parts (description) and cost. 6. The maintenance agreement should cover all maintenance/repair service labor on a 24/7 basis, including weekends and holidays. This labor will be applied to any equipment or its component's failure including software (Siemens APOGEE). 7. Contractor to develop and implement a monthly preventative maintenance program which must be approved by Facilities Management Department. 8. The contractor shall update the system's database to the current operating standards and provide Facilities Management Department with a copy of all new releases of the original manufacturer's software and documentation upon the manufacturer's release. 9.The Contractor must have access to the most current factory-approved software and firmware revision upgrades, which should apply to all equipment. 10. In the event of catastrophic failure (blackouts, etc.), the contractor must have the ability to download the existing database to fully compatible replacement equipment. 11. The contractor shall provide a quarterly backup of the existing database and system hard disc at each service visit.
