50+ TON ROOF TOP UNITS - ANNUAL INSPECTIONS (TO BE PERFORMED ONE TIME PER YEAR) Check the operation of the unit’s VFDs Inspect and tighten all nuts, bolts, and retaining devices on mechanical assemblies and mounting brackets. Verify all electrical connections are at proper torque settings. Clean/Change all cooling filters and grills if applicable. Remove all dirt and dust that has penetrated the unit interior or accumulated on the processor boards using high-pressure nitrogen. Verify and record all inverter settings. Verify and all internal power supplies, and logic outputs. Record as applicable. Check the proper operation of DC buss capacitors. Check all external controls related to the operation of the inverter. Provide recommendations for repair, parameter changes, etc. in written form. Lubricate fan and motor bearings per manufacturer’s recommendation. Replace belts. (Annually as required) Inspect condition of pulleys. Adjust and align if required and applicable. Check drain pan, drain lines, and traps. Check motor operating conditions. Inspect electrical connections and tighten as required. Check condition of unit disconnects. Check motor contactors and relays. Check unit operational controls and adjust if needed. Check unit safety controls and adjust as needed. Check compressor oil level (where applicable). Check crankcase heater condition and operation. Start compressor. Check operating conditions and adjust as required. Check coils for leaks and any conditions for concern. Secure unit panels and inspect roof curb flashing. Chemically clean condenser coils. (Annually as required)...
