The contractor shall use trained personnel directly employed and supervised by the contractor to regularly and systematically examine, adjust, repair, and test the systems. The inspection report and check list will be provided to the College. As part of every complete annual inspection, the vendor will survey the building and fire sprinkler systems (and all related equipment) for any manufacturers’ recalls, recommended repairs, upgrades, or modifications. All findings will be included as a separate part of the inspection report. Annual, third year and fifth year sprinkler tests will be performed and documented at the inspection. Any specialized equipment required by the vendor to perform the services under this contract shall be provided at no additional cost to the College. The Contractor will be accompanied by the College employee and all minor repairs will be corrected on the spot. The Contractor shall take notes for all corrections needed and provide a quote for repair of systems within 3 days from completion of inspections. Testing which interrupts normal college activities will be scheduled to occur at times other than classroom and office hours approved by the College. Testing for the calendar year will be completed by December 31st of each year. Accurate Reports to be submitted in a time, not to exceed 15 days after the completion of testing. Coordination of tests, inspections, and any College approved repairs will take place with the College’s Operations Department, being mindful that these systems are monitored/alarmed locally and at the College Police Dispatch. The Contractor shall not shutdown any equipment unless first coordinating with the College’s Operations Department. During the contract, the College reserves the right to add or delete specific services and/or locations at the prevailing contract price. The College will give a seven (7) day notice to the vendor of requested changes. For approved repairs: For repairs estimated at a total cost not to exceed $10,000 per occurrence will be granted to the awarded vendor for the services depicted within. For repairs estimated at a total cost exceeding $10,000, either an informal or formal request for quotes will be required to obtain the best pricing for the proposed repairs. In addition, if in the opinion of the College, parts delays cause unacceptable problems, the College reserves the right to make direct part purchases from other sources. To maintain the integrity of the systems, only parts made by the original manufacturer or other authorized replacement parts by the manufacturer will be an acceptable replacement. Parts are to be installed in accordance with manufacturers’ written recommendations.
