The Project includes Provide all labor, materials, equipment, and supervision necessary to complete the removal and replacement of the existing roofing system at the COA Lower Office Roofs in accordance with the following scope: Remove the existing roof system down to the wood deck, including perlite insulation and built-up roofing. Remove all abandoned rooftop equipment as directed by the District. Repair any damaged wood deck areas to ensure proper substrate condition. Install one layer of ½” cover board, mechanically fastened to the deck. Furnish and install a new 60-mil TPA single-ply membrane roofing system, mechanically fastened and adhered per manufacturer’s recommendations. Provide crickets at all curb-mounted penetrations to promote positive drainage. Install 120 linear feet of TPA walkway roll, avoiding seams. Perimeter edge metal shall be TPA-coated with a 4” face and continuous cleat. Install 24- gauge galvanized skirt metal at HVAC units and counterflashing at roof-to-wall transitions. Replace all wood pipe/conduit supports with rubber Durablok blocks or equal, incorporating Unistrut where necessary. All clamping rings and dome strainers shall be cleaned, painted blue, and reinstalled with any missing or damaged components replaced. Gutter installation shall allow a 1” lower outside edge to facilitate overflow. Roof drains shall be cleared prior to roofing, with drain plugs used during removal. Protect drains and roof openings throughout the work. Temporary fencing shall be provided as necessary for material storage and staging. Provide a 20-year manufacturer’s no-leak warranty and a 2-year contractor workmanship warranty. Manufacturer inspections shall be performed at project completion and at years 2, 5, 10, and 15 thereafter.
