Specifications include, but are not limited to: The selected offeror will provide the following air handler unit services (prior to May 15th of each year): Labor and materials to change pleated filters.; Labor, equipment, and material to clean condenser coils annually.; Labor and materials to change RTU belts annually.; Inspect and clean the condensation pans and lines.; Labor and materials to lubricate bearings annually.; The selected offeror will provide the following chiller maintenance services (prior to May 15th of each year): Labor to check that all operating and safety controls are set to factory specifications.; Labor and materials to conduct spectrographic oil analysis, with a "Trane Oil Analysis Kit" graded by Trane.; Check operation of chillers & all ancillary components, i.e., VFD, pumps, temp sensors, etc.; Check operation of expansion and solenoid valves.; Labor and materials to change oil filter(s) per manufacturer's recommendations.; Labor and materials to remove condenser heads (easy end) and brush condenser tubes.;
