1. Assist the Owner in the development of schedules of each project and how it relates to each of the buildings. The schedule should contain milestones identifying the work to be performed by the Architectural and Engineering team and the Owner. 2. With the Owner, facilitate the procurement of the Architectural and Engineering team and assist as required in the contract negotiation of the of the selected team. 3. Consult with the Owner in refining the project budget and establishing and maintaining a detailed cost model for the work as the design evolves. 4. Assist in life cycle value analysis from drawings, specifications, other design criteria, and alternative designs as may be requested by the Owner. 5. Advise the Owner as to the construction delivery method that is in the best interest of and can deliver the best value for the Owner and the project(s). 6. With the Owner, develop a strategy for obtaining building permits and plan review in a timely manner; meet with building and other regulatory officials as appropriate. 7. Review the plans and specifications on a continuous basis and advise the Owner whenever the estimated costs are tending to exceed line items from the proposed budget. In a timely fashion, provide the Owner with alternatives that will bring the project cost within budget, without compromising the scope agreed to in the outline specification. Continually update the project cost. 8. Review architectural, civil, mechanical, electrical and structural plans as they are developed and make value engineering and constructability recommendations. 9. Assist the Owner and the Architectural and Engineering team to prepare and put out to bid early bid packages as determined appropriate.
