A. Preventative maintenance and inspection service must be scheduled with the CDE Contract Monitor in accordance with Article V. Service Schedule and Coordination. B. Preventative maintenance must be performed every other month, unless otherwise agreed upon and beginning in the first month of the contract. C. The Contractor is responsible for providing all tools, materials, parts, and equipment required for inspection and preventative maintenance services. These expenses must be factored into the monthly Preventative Maintenance Service Rate in Exhibit B. Contractor’s Bid Form. D. The Contractor shall provide a written estimate for any repair work identified that is not included in the Preventative Maintenance Service. Work estimates must be approved by the CDE Contract Monitor before any repairs are initiated. See Article IX. Repair Services. E. The Contractor is responsible for providing a scissor lift, when needed, to complete the inspection and preventative maintenance service to enable the technician to access and service all five (5) electric double-sided doors. The expense of the scissor lift must be included within the “Monthly Service Rate for Inspection and Preventative Maintenance” and not charged separately. 1. No other equipment charges are permitted without preapproval from the CDE Contract Monitor or designee. The CDE will not pay truck or mileage charges for any services. F. Cleaning, oiling, topping off fluid, and ordinary mechanical adjustments must be performed during the preventative maintenance, except where specified otherwise. G. Preventative maintenance services to be completed on Electrical Double-Sided Doors (see Article IV A. Electrical Double-Sided Doors) every other month beginning with the first month of the contract: 1. Doors #1, 3, 4, and 5 – All Rytec-Model doors: Technicians will complete the following inspections and maintenance on Door #1, 3, 4, and 5. All work performed shall be in compliance with, and following all safety procedures documented in, the Rytec Turbo-Seal Self Repair Owner’s Manual. Inspections and maintenance will include, but is not limited to: a. Hardware Inspection: i. Inspect and ensure all nuts, bolts, set screws, and anchors are tight throughout the door, including: motor mounting bolts, wall mounting hardware, floor anchors, and sprocket set screws in compliance with the Owner’s Manual. ii. Inspect both side columns including checking the entire length of both brush seals for wear and damage; replace if necessary and according to the Owner’s Manual instructions.
