A. Pre-Construction Services – The selected firm will provide pre-construction services including, but not limited to the following: 1. The Design-Build design partner will meet with the City of Kennedale to determine a detailed program for the modifications and additions to the Sports Complex. 2. Based on the approved program, design concepts will be developed and presented to the City representatives for input and approval. This process will occur in a series of meetings to develop the schematic design. 3. The selected firm will prepare cost estimates for the project design and construction costs as the design evolves. 4. Based on the approved schematic design, Construction Documents will be produced to describe in detail the work to be constructed. These drawings will include the work of architects and engineering consultants to provide a guide for the construction of the project. 5. Obtain permits and approvals for public agencies and authorities having jurisdiction. B. Construction Services: The firm selected will provide Design-Builders services, during the construction phase, including but not limited to the following: 1. Prepare, execute and manage contracts with the sub-contractors. 2. Conduct a general pre-construction and in-depth pre-construction meeting with all major sub-contractors prior to the start of their work activities. 3. Provide temporary job site facilities and services. 4. Provide site security and control site access. 5. Supervise, direct and manage the complete construction of the project. 6. Review and process shop drawings and other submittals. 7. Establish, monitor, and update a construction scheduling system. 8. Develop, manage and monitor a comprehensive safety program for the project. 9. Conduct meetings with the City’s representative to review construction progress, scheduling, conflict resolution, etc. 10. Obtain governing authorities’ required permits and approvals. 11. Establish and maintain Quality Control and Quality Assurance standards. 12. Other services as deemed appropriate by the City
