The First Phase of interior alterations/renovations include the following: First floor Area A - administration spaces renovations to the existing counseling office (M126) and the expansion of existing office (M123) into existing faculty lounge (M118). First floor Area B - renovations to existing boy’s shower room to a new PE office (MA114) and shower room (MA114A) and the existing girl’s shower rooms into a storage space (MA116) Second floor Area C - Learning Lab (U128) conversion to new classrooms Second floor Area C - existing office (U127) to receive a new entrance door Second Phase of interior alterations/renovations includes: First floor Area A - expansion of existing classroom (M136) into existing Simulator classroom (M133) to create new classroom M133A. Second Floor Area D - existing open home base and corridor space conversion to two (2) new classrooms (U140 & U141). Second Floor Area D – one (1) existing section of lockers to be removed and replaced with new millwork bookshelves. There is an Alternate for new security window film over existing glazing in First Floor Area A Simulator Classroom (M133) and expanded Engineering classroom (M133A) and second floor Area C Learning Lab (U128B) and new classroom (U128A). Construction management scope will include, but may not necessarily be limited to, the following: • Preparation of developing early procurement of materials. • Review project requirements and availability for project, develop labor strategy and schedules of trades involved. • Develop a detailed project schedule including construction deliverables. • Maintenance of certified payrolls, files of all job-related correspondence, including but not limited to shop drawings, approvals, meeting minutes, change orders. • Administration, management, scheduling and related services to coordinate the construction of the project. • Schedule and coordinate daily and weekly job-site meetings involving all contractors on the project as needed. • Monitor and report status of budget, schedule, submittals, changes in the work and maintain logs of all. • Consult with architect for questions regarding plans and specifications. • Initiate, present and defend all contracts and requests for change orders and purchase orders. • Coordinate all closeouts and commissioning activities. • Completion of punch list and management of all items until work is completed to the satisfaction of the Owner. • Prevailing wage & CHRO requirements and documentation.
