The objective of the Project is to demolish the existing Recreation Center structures (recreation center, bath house and metal storage building) located at 601 South River Street, Calhoun, Georgia 30701 and construct a new recreational facility. The new Recreation Center will include offices, a community room, activity rooms, two gymnasiums, with an elevated walk track, restrooms, electrical/mechanical spaces, building storage, pool/equipment storage and new parking. “See also attached schematic Site Plan and Floor Plans.” Preconstruction services include normal and customary services including construction staging and project logistics planning, construction cost estimating, drawing and specification constructability reviews, value analysis and value engineering, early procurement of long-lead components, coordination of utility conflict resolutions, and other services. Construction phase services include procurement, buyout, permitting, planning, scheduling, quality control and quality assurance, safety, construction, occupancy, and closeout of the project in accordance with the Standard Agreement Between Owner and Construction Manager. Prior to existing building demolition, hazardous material abatement will be required. A third-party Hazardous Abatement Testing Firm will monitor the abatement activities and provide environmental monitoring throughout the removal of materials. The demolition phase requires the removal of the entire existing facility with the except of the pool, pool decking, shade canopy and pool pump house. Construction Manager will be required to make every effort to protect the existing facilities to remain.
