HVAC Preventative Maintenance Services are required for the CCC, Camarillo Center, located at 3200 Wright Road, CA 93010. This contract will cover all HVAC equipment maintained by the CCC, on or in Camarillo Center’s building identified as Buildings “A – I”. The Contractor will provide labor, material, and equipment to perform preventative maintenance and inspection of HVAC equipment within various buildings at the Camarillo Center. On a Quarterly basis, Contractor is expected to provide Preventative Maintenance (PM) work to be completed in the following months (dates may be adjusted to meet center scheduling and/or based on the contract execution date): • September • December • March • June The Contractor is expected to complete the following PM work below. Typical PM work shall include the following: 1. Replace air filters with manufacturer specified. 2. Check overall operation of system. 3. Check and adjust belts and replace belts, as needed. 4. Flush drain lines. 5. Check all ductwork for loose or broken connections, repair any abnormalities found, and record work performed. 6. Check all damper motors for proper stroke, adjust as required to insure proper operation with no binding. 7. Check all linkages, adjust as needed and replace badly worn units. 8. Clean all debris from equipment housing. 9. Check all motors and compressors for proper voltage and amperage draw. 10. Lubricate all motors and bearings as required, check bearings for noise, fan blades for clearance, etc.
