The OCME seeks full-service Steam Station Preventive Maintenance (PM) and Repair Services in the following two (2) categories of services: Class 1: Steam Station Preventive Maintenance (PM) and Repair Services as specified herein; and compensated on a Firm Fixed Fee basis. Class 2: Non-Maintenance Repair Services as solely deemed and directed by the OCME in response to non- maintenance activities and events; and compensated on a Time and Material basis. The Contractor shall provide annual preventive maintenance services, including but not limited to, all inspections, troubleshooting, adjustments, tests, parts replacement, and repairs and replacement parts necessary to keep the steam station equipment in continuous and optimal use and performance. Minimum Preventive Maintenance Requirements: The Vendor shall prepare and submit a Preventive Maintenance Schedule (i.e., annual) supported by any written manufacturer’s documentation, and shall perform the necessary preventive maintenance required for a safe and reliable operation.
