Price: The Town is interested in selling the Property at the highest price. However, while price is an important criterion, the Town will consider the overall value of the proposal, taking into account the price, ability and experience with historic restoration, as well as the proposer’s readiness to close quickly. The Town is interested in selling the subject property to an individual/entity that has the resources and commitment to restore the structure in a historically-appropriate manner, knowledge and experience in historic restoration, ability to restore the structure within two (2) years of the closing on the Property, and, thereafter, the ability to maintain the improvements in a sound structural condition and state of repair. The Town shall consider all proposals provided and subject to: proposed use(s) is(are) consistent with zoning, taxable use of the subject property; and renovations and improvements that maintain the historic character of the structure. Terms of Sale 1. The Property is offered “as is” and no warranties or representations are made by the Town with respect to the Property. Each Proposer who submits a proposal is responsible for making its own investigation of the subject property. The sale shall require preservation and restoration of the structure and the sale shall be made subject to historic preservation restriction. The historic preservation restriction shall prohibit any alteration, construction, remodeling (changes) of the exterior or interior without make application to the Town of Riverhead Landmarks Committee and approval by the Town Board prior to any changes to the interior and exterior of the Building, including additions to and the alteration, partial removal, construction, remodeling, or other physical or structural change to the façades of the Building, and any change in design, material or color thereof. Note, the exterior of the Building shall be defined as all surfaces (including but not limited to walls, roofs, foundations, windows including sash and enframements, doors, gutters, downspouts, and associated hardware and visible details) which are in contact with the exterior of the Building. The restriction related the exterior includes any construction or alteration or any internal structural features that act as support for external surfaces, construction or alteration of which may alter the exterior appearance of the Building or threaten the structural stability or integrity of the exterior of the Building. In addition to the above, the sale of the subject property shall be subject to all applicable provisions of law and the award of any sale pursuant to this request for proposals shall be contingent upon an adoption of a Town Board resolution authorizing and approving sale of the subject property. The Town reserves the right to reject any and all proposals or cancel this Request for Proposals.
