The UIC Roosevelt Road Building Phase I project involves critical roof replacement and building envelope repairs at 728 W. Roosevelt Road. The scope includes full removal of existing roofing systems (modified bitumen and PVC), installation of new single-ply membrane roofing with tapered insulation, vapor barriers, and upgraded roof drainage. Façade repairs include masonry tuckpointing, limestone patching, crack injection, sealant replacement, and lintel coating. Select windows will be resealed or replaced, and damaged steel doors and frames will be repaired or replaced. Vaulted sidewalks will be demolished and partially infilled with structural concrete and CMU, followed by waterproofing and new slab installation. Contractors must coordinate with existing MEP systems to avoid disruption, maintain active building access, and ensure OSHA-compliant safety measures. All work must comply with the UIC Building Standards, Codes, and Policies. This is an active building; phasing and protection plans are critical.
