Below is a summary of the anticipated tasks and services required to complete the assessment, design, and construction administrative services for the necessary replacements of ceilings at the South Row Elementary School. This scope should be viewed as the basic project framework. Consultants may expand on these tasks where applicable in order to include any additional services that they would consider to be essential to the success of this project. 1) Data Information Gathering and Assessment Gather and review all applicable information and data available on the existing ceiling, lighting, signage, electrical wiring, fire alarm, cable, insulation, and other utility infrastructure, etc. Verify existing conditions and dimensions as necessary. The Consultant shall any necessary conduct hazardous material testing within the project area. The Consultant shall note any stained tile locations as an existing condition. Many of the stained tiles have likely been addressed or will be as part of the roofing replacement project. The Consultant shall evaluate the condition of the existing IT cable and fire alarm wiring to confirm that any replacement is not needed. The intent is to remove and reinstall these systems. 2) Schematic Design Recommendations and Cost Estimates Upon review of the gathered existing condition information and verification of dimensions and existing conditions, the Consultant will prepare schematic design recommendations and associated cost estimates and construction schedule estimates for replacement of the existing ceiling tiles within the project area, installation of new LED lighting, rewiring of electrical, including installation of sensor lighting controls, rewiring of the existing fire alarm system, reinstallation of IT cables, replacement of safety signage and other utility infrastructure coordination. The stained tile locations shall be reviewed to confirm if any additional scope is necessary for the project. The insulation is blown in insulation and is anticipated not needed for reinstallation. The Consultant shall coordinate with the Consultant for the roofing project and verify if any insulation is necessary in this space above the ceiling. Upon review and approval of the schematic design and associated costs, the Town will verify the next steps for Document Development. 3) Design Development The approved design will require 60% and 100% Construction Document design plans, technical specifications, cost estimates, sequencing recommendations, and estimated construction schedules. The Town will provide comments to each submission. The scope will include all necessary trades (lighting, electrical, fire alarm, IT, etc.) within the project area. It is assumed that the project area will include new lighting, electrical wiring, lighting controls, reinstallation of fire alarm and IT cables, new safety signage, and insulation if necessary. Other ceiling penetrations (example drainage or gas) utilities will remain in place.
