SECTION 2: PROJECT SCOPE The selected Construction Manager at Risk (CMAR) will provide preconstruction support, including cost estimates through all design phases, excluding 100% Construction Documents, with the Guaranteed Maximum Price (GMP) proposal prepared at completion of 100% construction documents. The CMAR will manage the bidding process and preparation of the Guaranteed Maximum Price documents, of which there may be three: GMP 1 for Site Work; GMP 2 for Long Lead Items; GMP 3 for Construction. The CMAR will then oversee all aspects of the construction process through issuance of the Certificate of Occupancy. The project will be reviewed by the State Fire Marshal, local Authority Having Jurisdiction (AHJ), and the Southwest Florida Water Management District. The budget is $13,000,000.00 for all work, design, and construction for the Lakeland Facility.
