Roof repair work shall include: 1. Removal of all damaged shingles, underlayment, and sheathing. 2. Full repair of all water-damaged rafters and structural elements. 3. Replacement of damaged asphalt shingles that are compatible with current shingles. 4. Repairs from additional damages sustained during Hurricane Helene on September 27, 2024: a. Full repair of water-damaged rafters and structural elements, and removal of all damaged shingles, underlayment, and sheathing at the collapsed eve at the front of the building. b. Full repair of sagging eves on the southwest and northwest corners of the roof. c. Repair of damaged trim along the northeast side of the building. All roof work must conform to the Secretary of the Interior's Standards for Archaeology and Historic Preservation and Preservation Brief 4: Roofing for Historic Buildings. Window repair work shall include: 1. Stabilize and repair rotted window framing, sashes, and sills when feasible. 2. Replace deteriorated windows beyond repair with in-kind materials that match appearance, size, and proportions. 3. Replace glass in select windows a. 12 windows to be completely replaced, including new glass, sashes, and sills. b. 22 windows to receive repairs only to frames, sashes, and sills (no replacement of glass or wood). 4. Apply new glazing/putty to all windows and repaint all windows. 5. Additional storm damage from Hurricane Helene includes three windows on the southwest side to be completely replaced using in-kind materials...
