GENERAL CONDITIONS This is a design build project. Contractor is responsible for all plans and permits. Contractor is responsible for converting existing 4 th floor storage room to a HACLA standard manager office. Contractor to install new HACLA uniform office door and side window in C-level IT Director office. Contractor is responsible for converting existing 3 rd floor storage room in executive suite into an executive director office. Contractor to close out executive waiting area by adding wall, converting it into uniform office with door and side window. Contractor to remove storefront double doors from executive suite entrance. Contractor’s responsibilities are as follows: • Provide design drawings • Provide a work schedule • Provide warranties of products • Obtain all required permits and clearances • All work to be quality workmanship • All work to comply with applicable California building codes A. DEMOLITION 1. Provide protective barriers for dust control & public safety 2. Provide directional signs 3. Demo storage room south wall 4. Keep all areas clean during/ construction hours 5. Remove store front double doors from executive suite entrance 6. Remove storage door and frame from 3rd floor storage room B. STRUCTURAL 1. Construct all new walls according to design drawing, no bearing walls are proposed to be removed-relocated 2. Create new openings and spaces per design drawing 3. Relocate mechanical duct ventilation as needed 4. Install frame and new fire rated doors for 4 offices 5. Install frame and side glass for 4 offices C. INSULATION 1. Install insulation on perimeter walls to mitigate sound as possible D. ELECTRICAL 1. Install motion sensor per California Code of Regulations Title 24 2. Relocate outlets and light switches as per office furniture design E. WALL COVERINGS 1. Gypsum board install 2. Prepare walls for paint F. PAINTING 1. Seal all walls with primer 2. Paint walls with 2 coats of paint 3. HACLA to provide color specs G. HARDWARE 1. Provide and install door hardware in 4 new offices 2. Provide and install 4 mortise locksets H. CEILING 1. Install new ceiling grid in new offices 2. Install new ceiling tiles (to match existing)
