The City of Oskaloosa has contracted with Carl A Nelson & Company to provide construction management at-risk services to complete the construction of the natatorium space that is part of the newly constructed Oskaloosa YMCA recreation center. The natatorium is approximately 14,000 square feet and contains a recreation swimming pool, a six (6) lane competition swimming pool, and pool storage/mechanical space. The building shell for the natatorium includes precast concrete wall panels, translucent wall panels, steel truss roof framing, long-span acoustic steel deck, and TPO membrane roofing. The building enclosure is complete except for one (1) 12’ wide precast wall panel near the deep end of the competition pool, the band of translucent wall panels and roof edge along the top of the west wall, and the exterior door/translucent window opening in the west wall. Carl A Nelson installed a 12’ x 14’ wide overhead coiling door along the east wall of the natatorium space for access into the building space. Near the end of construction, this opening will be removed and infilled with a precast panel. The two swimming pools are separated by a wall with large glass curtainwall elements. The aluminum curtain wall framing is partially installed, and the glazing has yet to be installed. The concrete basin and deck at the recreation pool have been completed. The concrete basin for the six (6) lane competition pool was partly constructed, deemed deficient, and has been demolished. The building foundations around the perimeter of the competition pool have been exposed and, in some areas, underpinned for several years. The foundations will require additional shoring, and the desiccated soils removed prior to backfilling. The surge pits for both swimming pools have been constructed. The pool mechanical equipment is partially installed. The primary HVAC and dehumidification rooftop units for the natatorium have been installed. Mechanical distribution and ductwork have yet to be completed. The project will also include the completion of the electrical and lighting systems. Ceramic tile on the pool decks and interior finishes will also be included in the project scope.
