1. Provide Construction Project Management Services (including, but not limited to: project planning, project document creation, review and flow management, multiple vendor coordination) 2. Site analysis and planning; 3. Defining project needs; 4. Schematic concept development; 5. Represent the Board as its on-site representative and in various meetings regarding the project with various State and public entities and contractors, vendors and suppliers; 6. Budget projections; 7. Coordinate and manage the building process as a member of a team with the Owner, Architect, and other project consultants; 8. Developing schedules, preparing construction estimates, performing value engineering and constructability reviews, analyzing alternative designs, studying labor conditions, understanding construction methods and techniques, monitoring and documenting costs, and coordinating and communicating with other team members through the design and construction phases. 9. Familiar with the local labor and subcontracting market, be capable of working with subcontractors to generate viable pricing alternatives, and be familiar with construction of public and essential facilities. 10. Preconstruction Services and identification of a CM/GC Fee and Fixed Costs for General Conditions Work, with provisions for adding Construction Services through acceptance of a Guaranteed Maximum Price (GMP) by contract amendment. The amendment would include construction services through completion of the Project. 11. Alternatively, Owner may, at its sole discretion, choose not to continue the CM/GC Contract beyond the completion of preconstruction activities and solicit bids from qualified contractors for the c 12. Construction of the Project. 13. Work with and alongside of the Board’s architects; 14. Assisting in acquiring government approvals; 15. Attendance at regular, special and emergency meetings of the Board, if required; 16. Attendance at all other meetings that the Board deems necessary; 17. Preparation and/or review of reports, permits and applications as requested by the Board; and 18. Review of all correspondence referred by the Board, and preparation of correspondence on behalf of the Board, if requested.
