The consultant(s) selected are expected to provide the following Scope of Services: 1. Plan review services with a turn-around time consistent with industry standards, e.g., projects less than $1,000,000 twelve (12) working days for initial plan review and seven (7) working days for re-checks; projects greater than, or equal to, $1,000,000 twenty (20) working days and ten (10) working days for rechecks; or on an accelerated basis for applications so designated; 2. Plan review services for all types of projects, regardless of size, including, but not limited to, new buildings, renovations and alterations of existing buildings, changes of use or occupancy, seismic retrofits of various categories of seismically vulnerable buildings, high rise buildings including special life safety provisions, any other construction work involving a permit; 3. Review of engineering reports that analyze the seismic adequacy of buildings, such as those required by the Unreinforced Masonry (BMC 19.38) and Soft Story (BMC 19.39) Ordinances; 4. On an as-needed basis, including following a disaster, special field and office reviews, structural assessments of buildings, and geotechnical reviews; 5. Review proposals and make recommendations to the Building Official on acceptance of alternative materials, designs and methods of construction per Section 104.11 of the California Building Code; and 6. (Optional) Review of site investigation reports for compliance with the California Seismic Hazards Mapping Act, including but not limited to, the Alquist Priolo Special Studies Zone and state mandated liquefaction and landslide maps.
