SCOPE OF WORK Queen Creek is offering a Site (shown in Exhibit A) within Downtown Queen Creek for development. Adjacent uses include a vacant commercial building, as well as neighboring buildings that are used as a restaurant, barber shop and medical office. The intent is to select one user with the vision, experience, financial strength and capacity to develop the site in such a manner to complement the surrounding uses and enhance the Town Center. Site: The .038 –acres, or 1,648 square feet site is located at the northwest corner of Ocotillo Road and Ellsworth Road, Assessor’s Parcel Number 304-93-557B (a portion of). The property is currently vacant, but is adjacent to a Town Center parklet and fountain. It is expected that any development on the .038 –acres, or 1,648 square feet site will complement the adjacent commercial building, parklet and surrounding uses. ASSUMPTIONS: 1. The Site is offered As-Is/Where-is. 2. The Site is offered for sale with conditions and contingencies to be negotiated. 3. The project will be subject to Queen Creek’s Zoning Ordinance and all other applicable ordinances, codes and standards. 4. Queen Creek will not provide any form of guarantees, or collateral in conjunction with the development and financing of projects on the Site
