The property is located at 1805 Valley Road (Block 3103, Lot 14.05), immediately to the southeast of the Preakness Brook. The property contains 9.459 acres of land with approximately 800 feet of frontage on Valley Road. At this location, the Preakness Brook is a C-1 waterway subject to a 300 foot riparian buffer, leaving approximately 5 acres of land outside of the riparian buffer. While there is a flood hazard area resulting from the Preakness Brook, it appears that the flood hazard area is largely contained within the riparian buffer. There is a relatively flat area along the southeast side of the property, approximately at an elevation of 375 feet. From this area, the terrain slopes steeply down to the west to another relatively flat area around 345 feet in elevation, which extends approximately 150 feet before reaching the riparian buffer. Based on historic aerial imagery, it does not appear that the site was previously developed. The Township of Wayne looks to make the site available for development as a 100% affordable project to contribute to the Township’s affordable housing obligation. Projects may include family units, agerestricted, group homes, supportive/special needs housing, other similar types of housing, or a mix of housing types.
