Riverbanks Zoo and Garden is seeking a contractor to renovate one of our current barns in preparation for a species change. The building is currently and shall remain broken into two areas separated by a dividing wall. The contractor shall remove and replace the dividing wall. Internal cladding shall be removed and replaced with pressure treated 2” x 8” wood on the exterior walls. The exterior wall and ceiling shall be spray foam insulated before installation of pressure treated wood on the exterior walls. All interior stall walls and any associated pole structures, not related to structural integrity of the building, shall be removed and disposed. The contractor shall install new wash down rated horse/hoof stock stalls in the main and secondary building spaces. There are two (2) 22’ x 12’ stalls in the main building and two (2) 25’ x 11’ stalls in the secondary building. There shall be fiber run for one (1) exterior and three (3) interior cameras. The Zoo will be responsible for purchasing and installing cameras as necessary. The current water lab shall remain as is. A new mechanical room, measuring approximately 8’ x 8’, shall be located in the northeast corner of the building. The electrical panel shall be moved into a newly formed mechanical room within the current footprint. The contractor shall remove the existing HVAC system and replace with new system. Contractor shall propose HVAC load based on the square footage. The existing fire panel shall be moved to the mechanical room. The fire panel is managed by Johnson Controls, Inc. The HVAC system shall work with our current system that is managed by Harris Integrated Systems. The contractor shall install a door to lead outside. The interior electrical panel shall be relocated to the opposite wall to face the wall it is currently installed on. Werm flooring shall be installed throughout the barn using Highlander Services, Inc as our preferred vendor. The contractor shall install nine (9) new shift doors between the holdings and on the habitat. The shift doors shall be installed with sailboat blocks for cable management. Sliding door system produced by RH Hardware shall be used on all sliding doors. Contractor shall construct a building for hay storage. The building shall have lighting and exhaust vents. Contractor shall provide a quote for installation of a sprinkler system for the building as a separate line item. The Zoo reserves the right to decline the sprinkler system if it is not in the best interest of the Zoo.
