General Design Requirements for Modular Office Building a. Overall Modular Office Building dimensions shall be 24-ft. long by 60-ft. wide with nominal 8-ft. ceiling height b. Exterior finishes: i. Wood siding - alternative will be reviewed by the County for substitution. ii. Roofing material – Use a protective coating or material to safeguard roofs from bird and pest damage and prolong their lifespan, due to significant bird presence in the area. iii. Standard drip rain gutter a. Interior finishes: A. T-grid suspended ceiling - alternative will be reviewed by the County for substitution. B. Standard lighting system C. Sheet vinyl in restrooms D. Telecommunications room and office areas shall have standard carpet with standard vinyl cove base. E. Provide standard glass mirrors in the restrooms. F. Provide single points of connection for water, power and sewer. See Exhibit C – Site Drawings, Sheet C-3 for utility connection points on site. G. All windows will have standard durable blinds. H. Provide central HVAC. I. Provide 8-ft. long laminate or resin countertop with prefabricated upper and lower cabinets and one (1) single basin stainless steel sink. J. Provide hot and cold water to the restrooms and coffee bar sink. K. Provide interior window bars and exterior door latch guards.
