- Removal of existing gravel surface built-up roof to gypsum deck including insulation, removal of existing gravel stop FACIA and counter flashing. - Remove old JD scupper drains and down spouts along with old steel supports under AC condensers. - Cut Stucco and remove split face block as needed where it is low on the roof to accommodate new insulation height. - Clean up and dispose of all trash and debris. - Install a new base sheet to gypsum deck with bas ply fasteners. - Install new ISO insulation in two layers to achieve AVR-R=20 in low rise foam adhesive, 1st layer 1.5” ISO and second layer 1/8” tapered ISO. - Install ¼” cover board in low rise foam adhesive. - Install 60 mil TPO fully adhered. - Flash walls per manufactures recommendation and fasten top with 1/8” aluminum termination bar. - Install new gravel stop FACIA 24 gage galvalume Kynar 500 finish along with counter flashing at brick wall in 24 gage galvalume Kynar 500 finish. - Install new equipment curbs at condensation units and a new 6” gutter at perimeter, gutter to be installed 1/8”x1” stainless steel layers wrapped with metal to match FACIA. - Install new 4”x 5” down spouts and metal covers where drains are removed. - Furnish 5-year workmanship warranty and 20-year manufacturers warranty.
