The Contractor will be available as-needed on an on-call basis, prepared to perform routine and urgent mechanical maintenance and repairs, replacements, and installations at the GHA properties. All work under this contract must be performed by a Massachusetts licensed electrician. The scope of work without limiting the generality thereof includes providing all labor, materials, tools, equipment, and supervision required to accomplish the work described herein, in accordance with all specifications and requirements. All work must comply with the Local, State and Federal Codes. as well as Industry Standards (including Manufacturers’ requirements). The Contractor is expected to perform a variety of electrical and electronic maintenance and repair tasks to all roof top vents, HVAC controls,switch gear, motors, devices, fixtures owned or operated by the Authority. These maintenance and repair tasks shall include but not be limited to the following: 1. Repair, replace, assemble, install, test, and maintain rooftop ventilation equipment. 2. Diagnose malfunctioning systems, apparatus, and components. Locate the cause of mechanical breakdowns and correct the problem. 3. Inspect equipment and components to identify hazards, defects, and the need for adjustment or repair, and to ensure compliance with all applicable codes. 4. Repair and/or replace motors, belts, bearings, or other components. 5. All equipment must be inspected quarterly.
