Mowing: Turf grass will be mowed on a weekly basis during March through October, and as needed from November through February. The turf is to be mowed to a height of 1”-3” depending on the conditions of the turf. Edging: Turf edges adjacent to walk’s, curb, paving, mow strip, shrub areas and buildings will be trimmed weekly in spring, summer and fall seasons, and as needed for a neat appearance during winter months. Clippings: Clippings will be removed from the turf areas and swept or blown off walks and roadways. All the clippings will be disposed of in an approved off-site location same day of mowing takes place. Watering Turf: To maintain proper growth and to replenish soil moisture below the root zone watering will be applied as frequently as weather conditions allow. Watering schedule will be review on a weekly basis. Fertilization: All maintain turf will be fertilize 6-8 times a year with standard commercial seasonal fertilizers. Turf fertilizer is not included in the monthly base price. Soil Testing: Soil testing samples will be collected on as needed basis to identify and correct nutrient deficiencies. If special fertilization is required, a quote will be provided for services and treatment will be made upon approval of an Additional Work Authorization. Overs-seeding: Over seeding with perennial rye is not included in this contract. A written proposal will be provided to the management company for board approval. Aeration: Contractor shall complete annual aeration of turf & application of Maxi-Cal soil conditioner. This will be completed in May. Aeration & Maxi-Cal soil conditioner is not included in the monthly base price. A written proposal will be provided for board approval. Shrubs and Vines: Pruning: Hard prune(cutbacks) will be done according to SLM (Sustainable Landscape Management) practices. Hard prunes will be done in the Fall & Spring on different species of shrubs. Fall/Winter Nov-Jan hard prune will be done on Mexican Bird of Paradise, Various species of Grasses, Oleanders and all species of Sages. Spring (Feb-March) hard prune will be done annually all frost damage shrubs such as, Lantana, Bougainvillea, Yellow Dot Wedelias and Tecoma. Cassias, Brittle Bush and Dalea’s will be done every 2-3 years. All shrubs will be of a natural sustainable growth. Occasional trimming will be done to keep shrubs away from sidewalks, curbs, parking lots and pool structures. Hard pruning IS included in the Monthly base price. However. Dump fees will be applied once work is scheduled. Fertilizer: Shrub & Vines will be fertilizer semi-annually with a standard commercial fertilizer. Fertilizing is not included in the monthly base price. Application of the fertilizer will be done in April.
