The objective of this solicitation is to engage a qualified contractor to fulfill the role of Construction-Manager-at-Risk (CMAR) as further stated within this document, joining a team consisting of the Arizona Department of Corrections Rehabilitation and Reentry (ADCRR) and Design Professionals. The intended delivery method for this project is “Construction-Manager-at-Risk” (CMAR), which consists of a Pre Construction Phase and a Construction Phase with separate contracts awarded for each phase. During the Preconstruction Phase, the selected contractor’s/firms will collaborate with ADCRR and the Architect/Engineer on the design, constructability, cost, and scheduling of the entire project and develop one or more Guaranteed Maximum Price (GMP) proposals to construct the resulting facilities. Upon ADCRR’s acceptance of the Terms, Conditions and GMP, a contract(s) will be issued to the CMAR for the Construction Phase(s).
