PREVENTIVE MAINTENANCE AND REPAIRS - 1. Flashing components and details a. Patch minor flashing defects and kick holes. b. Reinforce open flashing laps. c. Seal open metal edge laps and open flanges within reason. d. Seal open coping joints. e. Seal expansion joint laps. f. Resecure and/or seal intermittent fasteners that have backed out. g. Top off pitch pans and caulk storm collars. h. Reseal intermittent voids in termination bar and counterflashing. 2. Roof membrane a. Perform repairs for intermittent splits, tears, open laps and breaks in the membrane. b. Patch any fractured blisters or those in danger of fracture due to traffic. c. Recoating or other significant repair, maintenance and replacement of the roof membrane. d. Remove ponding water. e. Remove and replace limited sections of the roof if the material is failing. 3. Drains, Gutters, Downspouts and Scuppers a. Tighten drain bolts and clamping rings if possible. b. Minor repairs to strip-in around drains and scuppers. c.
