1. The Contractor must be a professional firm whose primary line of business includes janitorial services and property management services. Alternatively, the Contractor must have expertise in property management services if those areas are not their primary line of business. 2. The Contractor must have been in existence as a business entity performing such services for a minimum of five (5) years. The Contractor must have experience with performing property management services for similarly sized properties. The Contractor will be required to submit a list of all pertinent references. 3. The Contractor must have all necessary permits and licenses to perform the requested services. Contractor will be required to furnish a Performance Bond up to 100% of the contract amount and must be submitted to INDOT prior to the onset of services. The Contractor will then provide an annual performance bond each year at the end of each twelve (12) month term period. 4. Minimum insurance coverage is found in the Quantity Purchase Award Agreement, Section 28, Insurance. Proof of such insurance must be provided to INDOT on an annual basis. INDOT must be listed as an additional insured payee.
