CONTRACTOR shall provide property management services including periodic monitoring, reporting, and implementation of a plan to maintain buildings and property as laid out below. Periodic Monitoring. CONTRACTOR shall inspect the East Garrison Historic Buildings and property on a regular basis to confirm they are secure and in good condition. Following the National Park Preservation Brief #31 template maintenance chart (page 11) in Exhibit 5, CONTRACTOR shall assess whether buildings and fencing locks are secure, and whether buildings have sustained damage. CONTRACTOR shall provide reports to the Successor Agency as laid out below. 5.5.1 On a monthly basis the CONTRACTOR shall provide a completed maintenance chart to the Successor Agency. 5.5.2 Where the CONTRACTOR identifies building damage or security issues including but not limited to break ins, squatting, vandalism, and/or graffiti, the CONTRACTOR will notify the Successor Agency within three (3) business days and set out a course of action to complete the work. In the event of a break-in, vandalism or graffiti, the CONTRACTOR will record details of the issue and notify the Sheriff’s Department as soon as is practicable. 5.5.3 Associated repairs and maintenance will occur when practicable as laid out in this scope of work. 5.5.4 Where the Successor Agency receives information of building damage from the public or through other County sources, it will provide the CONTRACTOR’s point of contact detail of the incident
