1. Main House Asphalt Shingles a. Remove all existing roofing, shingles, felt, flashing, edging, etc. b. Prepare roof surface to receive new roof. c. Nail all loose nails in roof sheathing. d. Remove and replace all drip edging strips. e. Install underlay of asphalt saturated felt as per local and state building code. f. Remove and replace all existing flashing. g. Replace lead flashing on all 3 chimneys. h. Repoint front chimneys. i. Install new GAF charcoal lifetime architectural shingles as per manufacturer’s recommendations. j. Remove and replace all damaged sheathing. k. Remove and replace all damaged substructures. l. Install new roof vents and/or shingle-over ridge ventilation as per local and state code and manufacturer’s recommendations. Existing roof vents may be eliminated if installing ridge vent. m. Install Ice and Water Seal Underlayment as per local and state code and manufacturer’s recommendations. n. Remove and replace pipe boots and chimney boots. o. Proper flashing and detailing around penetrations (like chimneys, vents, and skylights) will be installed to prevent leaks. p. Remove gutters and downspouts. q. Install new aluminum 5” seamless white gutters and downspouts with hidden hangers. r. Replace damaged flashing on all damaged facia boards. s. Replace bubble glass on skylight t. The old roofing materials and any debris generated during the project will be removed and disposed of properly. u. This may involve hauling the waste to a landfill or recycling facility. v. All required local and state permits must be issues prior to any work being performed, final inspection verification must be submitted for final payment. 2. Rubber Roof a. Remove the old rubber roof membrane and any associated layers (e.g. insulation, felt). b. Inspect roof decking for any damage such as rot, moisture damage, or structural issues. c. Address any repairs such as patching or replacing damaged sheathing. d. Clean and prep for new roofing material. e. Install new EPDM rubber roofing materials including insulation, felt and rubber membrane as per local and state code and manufacturer’s recommendations. f. Proper flashing and detailing around penetrations (like chimneys, vents, and skylights) will be installed to prevent leaks. g. Sealed and inspected for proper installation. h. The old roofing materials and any debris generated during the project will be removed and disposed of properly. i. This may involve hauling the waste to a landfill or recycling facility. j. All required local and state permits must be issues prior to any work being performed, final inspection verification must be submitted for final payment. 3. Hidden Damages: a. If inspection indicates deterioration exists in the sheathing, deteriorated material shall be repaired or replaced as necessary. b. If inspection indicates deterioration or failing roof framing, whether under good sheathing or deteriorated sheathing, then existing sheathing shall be removed and framing replaced or added as necessary. c. Should one or both conditions exist (a or b above), the Contractor shall: 1) Immediately contact DDS and advise of the extent of the damage. 2) Give estimated quantities and costs for repair and/or replacement of same. 3) Where repairs and/or replacement of damaged areas below the sheathing are required, the Contractor shall submit a Change Proposal Form in accordance with DDS requirements. 4) Request authorization to proceed with necessary repairs and/or replacement. d. Any repairs or replacements made to damaged areas below without prior approval of DDS shall not be considered for payment. e. Work in area of any damaged substructures shall become part of the required work when it is discovered, and the remainder of the work in that area will not continue until all hidden damages have been repaired.
