The final Redevelopment Plan will include, but may not be limited to: ● Urban design scheme(s) ○ Program uses (commercial types, residential types) ○ Public space & art ○ Historic preservation (including the fate of the municipal buildings on the Site such as the former town hall and a Victorian structure known as the River House) ○ Traffic flow, roadway configuration, parking requirements and opportunities ○ Pedestrian / biking facilities / trail connectivity ○ Lighting / wayfinding / streetscaping ● Environmental considerations (the environmental considerations include an assessment and potential remediation work at the former town public works garage on the site - this work has been ongoing for over a year, and the Town has secured funding to complete the environmental assessment) ● Potential Financing Options (one of the proposed methods for financing future improvements is the establishment of a tax increment financing district - the Town has been working toward a TIF district for over a year and the policy is expected to be voted on in the next few months) ● Impact metrics ○ Sustainability benchmarks ○ Business development ○ Tourism
