Preconstruction Services: 1. Little Theatre will need to commence during the Summer of 2025 – all other scope can follow. Developer and the District will discuss most cost-effective and schedule-friendly approach. Option to separate bidding and GMP approach to expedite the Little Theatre scope of work. 2. Review design and support documentation for content, constructability, completeness, scheduling, clarity, consistency, and coordination. 3. Undertake value-engineering analysis and prepare reports with recommendations to District and Architect of Record to maintain established program budget and specifications. 4. Provide detailed cost estimates. 5. Expedite design reviews, including modifications, if any, based on value analysis. 6. Provide a proposed Guaranteed Maximum Price (“GMP”) for the construction of the project with identified subcontractor bids and self-performed work. Construction Services: 1. Provide a proposed Guaranteed Maximum Price (“GMP”) that includes both Phases - construction of the project with identified subcontractor bids, selfperformed work, and detailed itemized General Conditions. Subcontractor bids to be itemized on the Bid Proposal Breakdown Form. 2. Construction of the Project – Site and structures. 3. Coordination of record drawings and specifications. Verified by IOR & PM prior to processing payments. 4. Compilation of operations and maintenance manuals, warranties/guarantees, and certificates. 5. Obtaining occupancy permits and coordinating testing, documentation, and governmental inspections and approvals.
