SCOPE OF WORK A. The scope of Construction Management work will be identified on a Project basis and will vary depending on Project needs. B. The Project scope of Construction Management services may include, but not necessarily be limited to, Additions; Renovations; Alterations to Existing Facilities; Site Improvements; Site Utility Improvements; Building Envelope Renewal, Mechanical System Renewal; Electrical System Renewal; Fire Protection System Renewal; Plumbing System Renewal; Structural System Modifications; Roof Renewal; Security Systems; Athletic Facility Renewal; Classroom Renewal; and Low Voltage/Data System Renewal. C. The scope of work for any project may involve all phases of Project Development listed below and may include and not be limited to the following: Pre-Construction Services 1. The Construction Manager will work and coordinate with the Professional Consultants to support the design effort. 2. The Construction Manager will assist the Owner and the Design Professionals during the Scope Development, Preliminary Design, and Design Development phases in the evaluation of design options for the Project. 3. The Construction Manager will develop with the Owner and Professional Consultants applicable cost and time reducing design alternatives. 4. The Construction Manager will establish the master project schedule identifying all different phases and all milestone items including long lead time items and the assessment of occupancy restrictions and limitations on construction activities during the school year. 5. The Construction Manager will develop a project budget and ultimately a Guaranteed Maximum Price (GMP) based on the Construction Documents and negotiations with the Owner. 6. The construction manager will review and familiarize itself with all reports, surveys, archive drawings, and tests concerning the condition of existing facilities and the site. 7. The Construction Manager will work with and coordinate activities with any other Contractors that the Owner contracts work with for the Project. 8. The Construction Manager will familiarize itself thoroughly with the progress design documents and provide value engineering recommendations in all disciplines. 9. Construction Manager will conduct/participate in field surveys to evaluate nonconcealed conditions and concealed conditions to fullest extent possible without performing destructive activities. 10. The Construction Manager will review Construction Documents to ensure constructability and to minimize Change Orders. 11. The Construction Manager will review Construction Documents to help minimize scope-gaps, omissions and conflicts. 12. The Construction Manager will prepare in CSI format, detailed estimates of probable cost of construction and update as needed prior to establishing the Guaranteed Maximum Price. 13. The Construction Manager will review the Project design to identify long-lead procurement items and equipment/materials which are eligible to be purchased under the Owner’s Owner Direct Purchase (ODP) program. 14. The Construction Manager will coordinate with the Professional Consultants to finalize the Construction Documents and develop Bid Packages. 15. The Construction Manager will coordinate with the Professional Consultants and prepare permitting applications and Agency submittal documents as required for the Project. 16. The Construction Manager will prepare progress reports during the PreConstruction Phase documenting value engineering, budget and scope issues. 17. The Construction Manager will coordinate with the Owner’s Commissioning Agent as applicable during the preconstruction phase.
