This RFI is for discovery and information gathering of all qualified firms having interest in leasing a certain portion of real estate at Jacksonville Executive at Craig Airport (JAXEX) as further identified in Exhibit C (“Property”). This RFI is a planning document and shall not be considered or construed as a solicitation nor an obligation on the part of the Authority to enter into a lease agreement. The Authority will utilize the results of this RFI in identifying lease candidates and if applicable, to make one or more selections. Subject to the response received from this RFI, JAA may elect to: 1) negotiate directly if only one response is received or only one Respondent is deemed qualified; 2) issue a Request for Proposals (RFP) from all qualified and interested parties, which may or may not be exclusive to those responding hereto; 3) forego issuing an RFP and make an award hereunder by utilizing the evaluation criteria and points outlined on page 7 below; or 4) not proceed with the project at this time. Minimum Requirements The Property is located at Jacksonville Executive at Craig Airport, Hangar Road, Jacksonville, FL 32225, with the following minimum requirements and/or features: A. The leasing opportunity consists of real estate totaling approximately 7.5 acres as shown in Exhibit C. B. THE PROPERTY IS SUBJECT TO AERONAUTICAL USE ONLY. C. Respondent may lease a minimum of 1.0 acre and a maximum of 7.5 acres, with preference given to a larger proposed leasehold. Respondents may include options for leasing the remaining adjacent sub-parcel(s) with a phasing plan to total a maximum of 7.5 acres. D. Respondent must provide proposed development schedule under which the project will be completed, including but not limited to taking possession of the Property, rent commencement, construction commencement and date of beneficial occupancy. JAA is seeking an experienced developer that is capable of immediately developing the Property. E. Respondent must be and remain throughout the term hereof properly licensed, insured and certified to conduct all work and engage in all aeronautical activities as proposed by Respondent under this submittal. F. Premises will be leased and operated by Respondent only. Respondent will be prohibited from subleasing the premises unless Respondent is a Fixed-Based Operator (FBO) at JAXEX. G. Respondent will be responsible for all insurance, fees, maintenance and utilities that service the facility. The basis of the future lease agreement will be Triple Net (NNN). H. Operations of the facilities will be compatible and shall not interfere with the aviation uses of the airport, or otherwise compromise or disturb the operations, use or safety of the airport.
