1 Priority 1 – Extermination of Infestation The Contractor Shall have the Residence Exterminated prior to beginning the Project there is an Infestation of Water Bugs (Roaches), Spiders, and Fleas. To be Discussed at Walk Through for the safety of the Homeowner. The Residence is infested with Roaches, Spiders, and Fleas. Mostly the Roaches and Spider are mostly visible in the crawl space, the Fleas are everywhere. Prior to the Extermination the Contractor, Exterminator and the Homeowner will have to discuss the options for the homeowner as to whether they can stay in the residence after the extermination. The request for extermination is due to the floor in the kitchen having to be opened for the repairs to water damage and possibly allowing the infestation to get worse. The Contractor shall treat the interior, crawl space, and the exterior perimeter. There is a possibility that Homeowner may not want to leave the residence, and other alternative maybe discussed with the Contractor who is awarded the Contract.; 2 Priority 2 – Kitchen Sub Floor Repairs The Contractor shall remove the 2 remaining Cabinets in the Kitchen to make necessary repairs to the Floor in the Kitchen. This project does not have permit waivers The Kitchen Floor has a slant toward the middle of the Kitchen/Dinning area due to water damage. There is an Engineers Report available to the Contractor for in-depth details. The Contractor shall remove the Sub Floor to access the Damaged Joists and the Sill Plate to be repaired. Due to the water damage the entire Sub Floor in the Kitchen/Dining Room Shall be replaced and all damaged sections of Drywall need to be removed to complete the repairs. The area of the Kitchen/Dining Room is roughly 17ft x 8ft. There’s approximately 8 Joist from the Girder to the Sill Plate that would need to be repaired and the Sill Plate across that location, the Girder is located near/or at the Kitchen Interior Wall and has no damage. The Contractor shall ensure that the Joists and Sill Plate repairs are level or as near to level with the Kitchen/Dining Room Floor being at its original height to follow the existing interior floor of the residence. The new Sub Floor shall consist of replacing new 1x6 or 1x8 Diagonal sub floor, 15lbs Felt across entire sub floor and all new Plywood. All Sub Flooring installed shall have a smooth surface finish to create an even or close even leveled flooring. All Dry Wall Damage Shall be replaced upon Completion of the Kitchen/Dining Room Sub Floor Repairs. Engineers Report will be attached to the to the Bid Documents to review for specific details. USE: Local Supplier for Sub Flooring materials NOTE TO CONRACTOR: 1. The Contractor shall add the cost of removing the 2 remaining Cabinets to Priority 4 Cabinet Replacements. (1 has a Flat Top Stove, 2 has a built in Oven) 2. The Contractor shall also complete Priority 3 Plumbing prior to installing the New Kitchen/Dining Room Sub Floor FINAL RESULT: The Final for Priority 2 - shall be a compete repair and installation of the Kitchen/Dining Room Joist and Sub-Floor with a smooth finish and to near level as possible appearance. All work must be Green Tagged, Prior to completion of project.
