1 Priority -1: Replace Sewer System: THE CONTRACTOR SHALL TUNNEL AND REPLACE ALL THE SEWAGE SYSTEM FOR THIS RESIDENCE. WHEN THE KITCHEN DRAINS SLOW, AND THERE IS A LINGERING ODOR IN THE BATHROOM. The contractor shall replace all sewer lines under the foundation to the bathrooms, kitchen, and laundry room. The contractors shall tunnel to make the necessary replacements and hang all plumbing correctly. The contractor shall replace the cleanouts with dual cleanouts. The sewer system shall be leak free after replacement. The contractor shall demo or cut any concrete to make necessary sewer repairs. The contractor shall re-pour any concrete that was removed and reinforce with rebar. The Contractor will need to re-locate the Toilet Drain back to its original location next to the Vanity. The Contractor will also need to re-locate the Bath Drain back to its original location. More details see Priority – 2. Use: Certified Licensed Plumber, your local supplier for materials. NOTE TO CONTRACTOR: PLUMBING MUST BE COMPLETED BEFORE BEGINING CONSTRUCTION ON OTHER ITEMS Final Result: Final shall result in the proper installation City of Garland, plumbing code, and leak free. 2 PRIORITY - 2: Bathroom Complete shower Surround, Shower Facet Repairs, Toilet, Flooring, Drywall and Texture Repairs: THE CONTRACOR SHALL REPLACE THE SHOWER SURROUND – THE REPLACE SHOWER CONTROL FAUCET TO SINGLE HANDLE, AND SHOWER HEAD, DEMO THE EXISTINGS SHOWER AND REPLACE WITH A FULL SHOWER PAN AND REPLACE THE EXISTING TOILET TO BE RELOCATED – REPAIR DRYWALL TEXTURE ABOVE SHOWER AND REPLACE CUTOFFS UNDER VANITIES AND TOILET. The Contractor shall remove the complete shower surround and Stand-up Shower, to include removing the Toilet so that it can be relocated back to its original location (See Shower Surround below). The Contractor Shall demo the wall between the standup shower and the toilet to make it possible for the installation of a Full shower Pan. The Contactor Shall inspect all the plumbing located behind the wet wall of the shower/bathtub for any deterioration deficiency, including leaks. The Shower drain line and Toilet Drain Line will be replaced with plumbing. The Contractor shall also replace the existing Shower Head, and Faucet. The Contractor shall Demo the existing Stand-up Shower and install a new functional Poured Shower Pan Base or A Single Threshold Rectangle Shower Pan Base. The New Shower Pan Base shall be properly installed or poured and be leveled as recommended by the manufacture with all new hardware. Prior to installing the new surround, the contractor shall replace the shower control faucet with a single handle control as specified below, to include shower head as specified below. USE: DELTA, MOEN, KOHLER, AMERICAN STANDARD, OR EQUIVALENT, AND YOUR LOCAL SUPPLIER FOR MATERIALS. DEMO: Bathroom Stand-up Shower, Toilet, and wall Shall be Demoed to relocate the Toilet back to its original location and widen the shower back to its original size. The Contractor will be re-placing the Plumbing in Priority 1, the Shower Pan can be a Poured Shower Pan Base or A Single Threshold Rectangle Shower Pan Base. Installation of new Shower Surround: The Contractor Shall replace all drywall material with new cement fiber backer boards around the existing shower wet wall area according to manufactures specifications. The Contractor shall install new ceramic tile for shower surround and install a soap dish of matching color as chosen by the homeowner. The tiles shall be installed using thin set mortar and grout. The contractor shall use a Latex-Portland grout and apply mildew resistant caulk to all seems, fixtures, and pipe penetrations. All grout work must be properly sealed after installation. Texture repair above the New Shower Pan Area: The Contractor shall repair any damaged texture and retexture the area to match as close as possible to the bathroom wall texture and paint. The Contractor shall use an oil-based primer to assist in preventing future damage to new texture. ADA Installation: Contractor shall supply and install a grab bars with a gripping width of 1 1/4" to 1 1/2" in diameter, stainless steel, with a spacing of 1 1/2" clearance from existing walls, cover each shower wall. The contractor shall install a wall mount Teakwood foldable ADA shower seat that holds 300lbs with proper blocking. They shall be properly secured to wall studs as per manufacturer's installation recommendations. Installation is on frame wall, secure bar tightly to studs.
