The University of South Carolina (USC or University or Lessor) seeks to contract with a private developer (Tenant or Developer) to lease seven (7) university-owned historic residential structures. Five homes are located at 1710, 1714, 1716, 1718, and 1728 College Street and two apartment buildings at 814 and 816 Henderson Street. These residences occur within the eastern district of the campus between Henderson, College, Barnwell and Greene Streets within the historic University Hill neighborhood. The seven buildings and surrounding property are owned by the University and will be made available through a negotiated long-term ground lease. Being on the University campus, the residences are regarded as an extraordinary business opportunity to market to the many visitors to the campus.
