The Normandy Apartments is a 108-unit building constructed in 1968. The building consists of 78 studios and 30 one-bedroom units, along with 120 parking spaces. The project is currently 90% leased with 13 vacancies. The building is in good condition, and the rehabilitation will prioritize fire life safety improvements, building systems near the end of life, such as the electrical, as well as unit and common area accessibility improvements and ADA upgrades. The proposed scope includes adding caged, exposed fire sprinklers to every unit, replacing outdated Federal Pacific panels and subpanels, bringing egress signage up to code, patching of the roof, window repairs, modifying units for ADA compliance, common area ADA compliance including path of travel, exterior and parking repairs and touch up paint. The need to replace the sewer lateral on site has been documented through camera scoping completed by plumbing vendor. The budget also accounts for asbestos remediation related to the sprinkler and electrical panel work. A 4-phase relocation (3 months & 24 to 28 units per phase) is planned to provide for the upgrade of electrical subpanels servicing each unit and installation of sprinklers in every unit and will include asbestos remediation in the ceiling along the sprinkler tracks.
