(i) Perform all quarterly maintenance, following OEM standards, at State Office Buildings to keep HVAC equipment running optimally and prevent unplanned downtime. (ii) Contractor assumes all responsibilities for planning, scheduling, and managing routine maintenance on HVAC equipment. (iii) Test system fluids for contaminants and other physical characteristics and trends. Conditions indicating sub-optimal HVAC system performance are identified before issues become critical. (iv) Minimal preventative maintenance requirements for boilers annually. Contractor shall provide all required labor, tools, parts, and materials to complete scheduled maintenance tasks as per manufacturer recommendation which if applicable shall include, but not be limited to: (A) Check and log boiler operating temperature and pressure. (B) Open both fireside and waterside of boiler. (C) Clean fireside of normal soot deposits.
