i. Work of this Contract shall be comprised of year-round Small General Contractor inspection, installation, repair, unit turns in compliance with Housing Quality Standards and other property maintenance as requested by THA / AHPS Property Management. ii. Expected annual contract work shall consist of, but is not limited to, the following needs: General site, building and unit repairs, full-service unit make readies to include but not limited to flooring, painting, drywall, electrical, plumbing, HVAC, carpentry, roofing, doors, windows, concrete, landscaping, fencing, grading and erosion control. Pricing for services stated shall be agreed upon in writing, and approved, prior to any work being initiated under a Purchase Order. iii. Contractor shall furnish all necessary labor, materials, equipment, and proper insurance for the completion of all work per specifications. iv. Contractor shall visit the site(s) and thoroughly acquaint him/herself with all conditions incidental to completion of the work specified. Failure to inspect or to include in the bid all the work specified will not relieve the Contractor of complying with these specifications in their entirety and performing all the work specified for the sum as shown in Article 6.
