A. The CMAR shall provide services including but not limited to, constructability/document completeness reviews, estimating at various levels of design, bid solicitation, scope reviews, EEO/MWBE participation (Per CHRO), permitting, construction oversight, commissioning assistance, coordination, occupancy, closeout, post occupancy, warranty phases, and coordination/management of all Owner vendors, contractors and consultants as necessary, to complete the construction. B. The selected CMAR shall provide a Guaranteed Delivery Date (GDD) and a Guaranteed Maximum Price (GMP) in accordance with the intent of this solicitation and the terms and conditions of the executed agreement. C. The selected CMAR shall provide payment and performance bonds from the surety in the amount of 100% of the GMP. D. The individual trade contracts shall be between the CMAR and the trade contractor. The Construction Manager is "at risk" as it relates to the delivery of this project. E. All Firms and trade contractors must be pre-qualified to meet the Department of Administrative Services guidelines for school construction projects with contracts in excess of $500,000 in the category of CMAR at Risk Group B for this size project.
