The chosen FIRM will provide services through all phases of the project, including planning, designing, and construcng. ● Schemac Design: ○ Meet with client for consultaon to get an understanding of the project goals and requirements. 2 ○ Produce sketches and study models showing inial design ideas. ○ Provide deliverables to client such as floor plans, site plans, elevaons, secons and a preliminary cost esmate. ● Design Development: ○ Create more detailed sketches from the approved schemac design. (Incorporang any changes and or feedback from client.) ○ Incorporate all mechanical, structural, electrical, and plumbing systems. ○ Provide deliverables to client with detailed floor plans, elevaons, secons, and specificaons on materials. ● Construcon Documents: ○ Create complete drawings with specificaons for construcon. ○ Assist with any perming applicaons and approvals that may be required. ○ Provide complete construcon documents to client, including building, structural, site, mechanical, electrical, and plumbing (MEP) engineered drawings with specificaons. ● Bidding: ○ Create bid documents to select a contract. Assist client in selecng a contractor for the project. ○ Review bids and negoate terms. ○ Provide bid forms, instrucons to bidders, and the construcon contract. ● Construcon Administraon: ○ Monitor construcon progress to ensure it complies with design specificaons. ○ Resolve any issues that may arise during the construcon process. ○ Deliver to client any site visit reports, change orders, and final closeout project documentaon.
