Specifications include, but are not limited to: The primary scope is the renovation of approximately 40,000 SF of the existing 4th and 5th floors of the University of Washington Medical Center Northwest A-wing, 1550 N 115th Street Seattle, WA 98133. These floors are comprised of medical/surgical inpatient units with 36 patient rooms per floor. This is an interior tenant improvement only with no changes to building envelope. The renovation will meet the requirements of the Department of Health licensing. Project scope is limited to avoid a substantial alteration designation and Seattle Energy Code upgrades. Patient rooms and nurse stations will be updated with a more efficient layout and refreshed finishes. Patient room updates will include installation of new patient lifts, headwalls, plumbing fixtures, nurse call system, lighting and wall and floor finishes. Nurse stations will be updated with a more efficient layout and will minimize noise throughout the unit. The corridors will be updated with new flooring, wall finishes, lighting and wayfinding. Staff lounge and conference rooms will be updated. Mechanical system scope includes the replacement of the heating, ventilation, and cooling systems (HVAC) ductwork and VAV boxes and plumbing scope is to replace in-kind lavatories and water closets. Medical gas scope includes replacement of outlets in patient headwalls and new zone valve boxes. Electrical scope includes minor electrical and low voltage upgrades. Construction will occur in 2 phases per floor, non-concurrently, for a total of 4 phases. While construction is occurring on one half of a floor, the other half will continue to be an occupied inpatient unit. There will be a 2-week transition period between each phase to allow UWMC to move in and move out. Thorough coordination will be required throughout all phases of construction to minimize impacts to the occupied space adjacent, above, and below the construction site.
