Phase 1: Substan al completion shall be achieved by April 28th, 2025, for all work defined in the project plan set under Phase 1. Determination of Substan al completion shall be subject to the Woodbury’s Project Manager and City Project Personnel’s approval and shall be defined as all roadway construc on being complete and all lanes open to traffic, all pedestrian facili es open and ADA compliant, all roadway lighting ticomplete and operational, and final grading complete. In addition to the overall substantial completion and final comple on dates for Phase 1. The Contractor shall be required to meet the following substantial comple on dates to accommodate the Residence Inn key milestone dates for opening the Hotel to guests by May 15th . • April 1st – The Contractor shall have all sidewalk along R Street substan ally completed so that Residence Inn can begin move in of furniture, fixtures and equipment. • April 28th – The Contractor shall have all sidewalk along 9th Street south of the Alley substan ally completed so that Residence Inn can obtain their temporary Cer ficate of Occupancy Permit. The Contractor shall also have all work within R Street substan ally completed through the end of the north curb return on 9th Street. • May 2nd – The Contractor shall have all equipment, stagging, materials, and fencing removed from R Street and 9th Street adjacent to the Hotel in an cipa on for the Hotel opening in mid-May. Phase 2: Substan al comple on shall be achieved by June 20th, 2025 for all work defined in the project plan set under Phase 2. Determina on of Substan al comple on shall be subject to the Woodbury’s Project Manager and City Project Personnel’s approval and shall be defined as all roadway construc on being complete and all lanes open to traffic, all pedestrian facili es open and ADA compliant, all temporary construction signs and barricades removed, all permanent pavement marking and signing complete, all roadway lighting and traffic signal work complete and opera onal, and final grading complete.
