In general, the work consists of: Replacing all sealant joints with closed cell backer rod and a non-staining silicone sealant matching the precast concrete panel color or aluminum window frames as applicable. At the time of the sealant work, the precast panels will be inspected up close and complete the sealing of cracks and patching of concrete spalls where they are found. Concrete crack repair will remove loose material and provide space for installation of new sealant. Where reinforcing steel is close to the surface or rust staining is evident, hand chipping to expose embedded steel will be performed and a rust resistant coating will be applied and/or a surface applied sealer will be used. Concrete spall repair will remove loose concrete and rust from exposed reinforcing steel followed by application of a zinc rich sealer/primer and a latex or epoxy type patching material. At the parapet level, repairing the same including spall repairs to backer panels. Dust enclosures for interior spaces impacted by the project work and appropriate measures taken to protect interior space, equipment, and furnishings will be required. Lifts, scaffolding, and associated equipment and materials will be required to facilitate multi-story exterior envelope repairs and exterior window replacements. All landscaping, turf, and site improvements disturbed or damaged to facilitate the exterior envelope work will be restored and replaced to match original conditions.
