Scope of Work: 1. Site Preparation: o Clearing and grading of the designated construction site. o Removal of any existing structures or debris. o Preparation of the site for foundation construction. 2. Foundation Construction: o Excavation for footings and foundation walls. o Construction of foundation walls and footings according to architectural plans and engineering specifications. o Installation of waterproofing and drainage systems. 3. Structural Frame: o Construction of the structural frame, including columns, beams, and girders. o Erection of steel components as specified in the plans. o Installation of bracing and bracing systems. 4. Exterior Enclosure: o Construction of exterior masonry walls, including sheathing, insulation, and cladding. o Installation of windows, doors, and other exterior openings. o Roofing installation, including roofing materials, flashing, and drainage systems. 5. Interior Finishes: o Construction of interior walls, partitions, and ceilings. o Installation of flooring, including tile, carpet, or other specified materials. o Application of interior finishes, such as paint. o Installation of baseboards, trim, and molding. o Installation of millwork cabinetry and counters. 6. Mechanical Systems: o Installation of heating, ventilation, and air conditioning (HVAC) systems. o Installation of plumbing systems, including water supply, sanitary sewer, and storm drainage. o Installation of fire protection systems, including sprinklers and alarms. 7. Electrical Systems: o Installation of electrical wiring, conduit, and fixtures. o Installation of lighting systems, power outlets, and other electrical components. o Installation of security and surveillance systems and rough-in components 8. Special Systems o Installation of network wiring o Installation of electronic door controls o Installation of transaction drawer with intercom 9. Site Improvements: o Construction of curbs, sidewalks, walkways, and pavement. o Installation of site signage. Project Deliverables: • Completed pharmacy building, ready for occupancy. • All required permits and inspections obtained. • Final project documentation, including as-built drawings and warranties
