A. Energy Recovery Units Basic Function Inspection a. As the unit operates, routine checks of three basic functions are required. i. The process airflow and recovery airflow should be checked to ensure they remain at design levels. If the airflow changes, this can change the operation of the unit. A change in airflow may call for maintenance or troubleshooting. ii. Visually check and replace dirty air filters. iii. Check the unit for alarms. b. A recommended maintenance schedule for selected schools with ERU’s is attached for the continuous operation, performance, efficiency, and reliability of these units. B. Service, Repair, and Maintenance a. The contractor shall be responsible for following the recommended maintenance schedule attached to determine if repairs are needed. b. The contractor shall provide a diagnosis and treatment for repairs to ensure the ERU’s performance meets the manufacturer’s specifications. c. If the unit is not performing at optimal levels, the contractor will provide a written estimate of repairs necessary to achieve the manufacturer’s design levels and operation of the ERU’s. d. This estimate shall include a total firm cost to the MCSD itemized as follows: i. Labor hours ii. Equipment required iii. Material and parts required iv. A brief description of the repairs needed including location e. Estimates must be complete with specific measurements, schedules, and materials, and approved by the Director of Plant Services prior to any work commencing. C. General Vendor Requirements a. The contractor shall submit to the Director of Plant Services complete documents for the annual inspection, maintenance, and repairs for each property. b. All service personnel must be adequately trained and experienced in executing the required work. c. The contractor must agree to use the manufacturer’s Recommended Maintenance Schedule as the guide for the inspecting, repair, and maintenance of the ERUs. d. Contractors must have permanent business facilities within 25 miles of Muscogee County and be capable of responding to calls within the hour. If not within the required 25-mile radius, the contractors must explain how they plan to service the District to meet the required specifications on the Exceptions or Deviations to Specifications form provided on this ITB.
